Collin County · Texas
Frisco site plans and permits.
Frisco asks for a permit for every shed and patio cover, with no size exemption, and for every new fence. The survey must show the distance to every property line.
Building code
2024 International Residential Code with Frisco amendments, in effect since March 1, 2026.
Decks
Frisco's fee schedule lists residential deck permits, but the city pages we read don't give a size or height trigger. Ask Building Inspections before you build.
Sheds
Every shed, storage building and detached garage needs a permit before it's placed or built, whatever its size. Submit a marked survey and drawings or the maker's brochure with length, width and height.
Fences
New and replacement fences need a permit. Repairing up to two sections or 16 ft doesn't. Rear and side fences can be up to 8 ft, measured from grade at the house, and fences in front of the house up to 4 ft. No part may cross the property line.
Patio covers
Patio covers, arbors, gazebos, carports and sunrooms need a permit. Submit a marked survey and framing drawings or a brochure with front and side elevations, materials, post and beam sizes, footings, and how it attaches to the house.
Owner-drawn plans
The city doesn't say who must draw plans for these projects. For sheds and patio covers it accepts detailed drawings or a maker's brochure, plus the marked survey.
Engineer
A patio cover, arbor or similar structure made of aluminum, steel or vinyl must be engineered.
Setbacks
Accessory structures in single-family districts follow the same setbacks as the house, and nothing may sit in an easement. Building Inspections can confirm the numbers for your lot.
Fees
Fence $75. Deck, patio cover or framed shed: $75 plus $0.59 per sq ft, up to $550. Modular shed $50. From the fee schedule effective October 1, 2026.
Where to apply
What Frisco asks the site plan to show.
- Your plot plan or survey
- The new structure or fence, clearly marked
- The distance from the structure to every property line
- For a shed: length, width and maximum height
- For a patio cover: front and side elevations, materials, post and beam sizes
Your DrawPermit site plan draws the lot lines, north arrow, scale, structures, setbacks, distances to each line and impervious cover. Add utility lines, meters and trees by hand if your city asks for them.
Worth knowing.
- Nothing may be placed in an easement.
- A pool fence must be at least 48 inches tall with self-closing, self-latching gates, and chain link isn't allowed around a pool.
- Some subdivisions need HOA approval first. Frisco leaves that between you and your HOA.
Checked against the city's own pages on November 2, 2026. Rules change, so confirm with Frisco before you submit.
