Tarrant County · Texas
Arlington site plans and permits.
Arlington wants a permit for a shed over 100 sq ft, every new fence and any fence replacement of half a side or more, and it allows no structure inside a setback, so check your survey first.
Building code
2021 International Residential Code with Arlington amendments, adopted November 1, 2022.
Decks
Decks share a permit line with patio covers, screened porches and gazebos. The city publishes no size below which a deck is exempt.
Sheds
A storage shed over 100 sq ft needs a permit. Buildings over 320 sq ft are priced as permanent accessory buildings. Lot coverage limits apply.
Fences
A new fence needs a permit, and so does replacing 50% or more of one side. Fences can be 8 ft tall. Front yard fences can be 4 ft, ornamental metal at least 75% open, with no wood or solid fences. New chain link isn't allowed, and the smooth side must face the street.
Patio covers
Patio covers share a permit line with decks, screened porches and gazebos. The city publishes no size cutoff.
Carports
Whether you can build a carport depends on the year your house was built. Front yard carports have their own rules on placement, size and material.
Pools
Pools need a permit, and pool barrier fences have their own permit line. Code Compliance can cite a damaged or missing barrier on sight.
Owner-drawn plans
The pages we could read don't say who must draw residential plans. The city tells owners to check their survey for setbacks and easements before building.
Setbacks
No structure may sit in any setback. Setbacks depend on your zoning district. On the side line of a corner lot, fences are limited to 2 ft unless set back 5 ft (7.5 ft on a reverse corner lot).
Fees
Residential work is priced by square foot: up to 500 sq ft is $1.00 per sq ft or $300, whichever is more, with a $325 minimum. A non-refundable plan review fee of 35% of the permit fee is due up front.
Worth knowing.
- Check your survey for utility easements and setbacks before you build, or have the lot surveyed.
- Corner lots and major streets limit where a fence goes and what it's made of.
- Dial 811 before you dig.
- A 2025 zoning update proposed cutting the front yard fence limit to 3 ft. We couldn't confirm it was adopted.
